The Karnataka government has unveiled plans for Greater Bengaluru Innovation and Tech City (GBIT) in Bidadi, around 30 km from Bengaluru, marking India’s first AI-powered township. Designed to relieve pressure on Bengaluru by redistributing population and economic activity, GBIT aims to create a self-sustaining ecosystem integrating residential, commercial, and social spaces.
At the heart of GBIT will be a state-of-the-art central business district (CBD), built to global standards, intended to attract investments and generate large-scale employment across technology, industry, and services.
The township will follow a Work-Live-Play model, featuring residential zones supported by schools, hospitals, green parks, entertainment hubs, and AI-powered civic services. Leisure and sports infrastructure will include rejuvenated lakes, cultural venues, an international cricket stadium, and Olympic-standard training facilities.
Connectivity is a cornerstone of the project, with direct links to National Highways 275 and 209, proximity to Bidadi railway station, the proposed suburban rail, integration with Metro Phase 3, and the airport corridor.
Sustainability is emphasized through a zero-carbon, zero-waste, zero-traffic model, extensive green buffers, and digital twin technology for predictive urban planning and efficient governance. The project will also rejuvenate the Byramangala lake, adding environmental value.
A key aspect of GBIT is its “landowner as partner” approach, where farmers within the project area will retain their cultural essence and receive developed plots or fair monetary compensation. Deputy Chief Minister DK Shivakumar said the township will reflect the aspirations of a new generation, combining inclusion, sustainability, and dignity.
The government believes GBIT will set a forward-looking vision for Bengaluru, redefining urban living, enriching communities, and ensuring farmers remain valued partners in progress. By integrating living, working, and leisure spaces, GBIT promises to shape a sustainable, technologically advanced, and inclusive future city.
